The History of Shipyard Plantation
 
When Charles Fraser developed the first plantation on Hilton Head Island in 1957, he instituted a master
land use plan that blended with and accentuated the natural beauty of the Island.  The second plantation
to be developed for residential purposes was Shipyard Plantation.  Much like its Sea Pines predecessor,
Shipyard was developed with special consideration given to complementing rather than competing with
nature.
 
There are approximately 2,100 density units in Shipyard Plantation with an unusual combination of resort,
residential and commercial interests.  Nestled among the trees are twenty-seven holes of golf, twenty
tennis courts, a 338 room beachfront hotel, a world-class heath institute, 255 residential lots, approximately
400 interval ownership units and 1,000 condominium units.
 


Dual access to Shipyard Plantation on Highway #278 and Pope Avenue make Shipyard one of the most convenient
locations on the island.  Coligny Plaza is less than one mile and there is easy access to restaurants,
stores, banks, movie theaters, a local hardware store, and the the post office.  Shipyard residents
love their convenient location and the simplicity of the plantation.
 
A major attraction for Shipyard residents is the community Beach Club on the oceanfront.  The Beach
Club is used over a 1/3 of the year for property owner events with a thriving Mens and Womens group,
educational events and multiple social gatherings. There is a convenient walkway to the beach, restrooms,
showers, and over 400 beach storage lockers that are rented by property owners below the Beach Club.
 This feature promotes more pedestrian and bicycle traffic to the beach as your beach supplies remain
in your locker.

Shipyard is a diversified community with 2,106 density units.  There are two residential neighborhoods
that wrap around 27 holes of golf.  Residential North is located down Kingston Road and Residential
South is located down Gloucester and Salem Road.  Shipyard has 1080 condominiums, the majority of which
have golf course views.  In addition to the condominiums, there are 400 interval ownwership units that
also flank the golf courses.
 
The commercial partners in Shipyard Plantation are the Crowne Plaza Resort, Van Der Meer Tennis, Hilton
Head Health, and Heritage Golf.  All these entities have available links on the website, Shipyardhhi.com,
and add a world class resort feel to the plantation.
 
The theme of Shipyard is that it is a place to come for a visit or forever.

The 2011 assessment is $805.00. 
Our current Enhancement Fee is 1/2 of 1%.  This fee is designed to be paid by the buyer for ongoing
improvements in Shipyard Plantation. 25% of all Enhancement Fee revenues collected annually are utilized
to supplement our Catastrophic Reserve.
